Check out the Remodelers Showcase at the Parade of Homes this weekend!

The Remodelers Showcase begins today, Friday March 31st, at noon. This last three days of the Spring Parade of Homes also includes 64 homes that have been transformed by some of the top design-build firms. You can tour homes that have new configurations, new kitchens, baths, master suites, basement renovations, whole house remodels, or tear downs with everything fresh and new.

You may be working with a buyer who’s frustrated with the low inventory of existing homes and may not be ready to jump into new construction with both feet. For those clients, the perfect solution could be to stay in place and remodel their existing home. Maybe it’s putting on an addition for that growing family, adding open concept living with a new kitchen, or expanding into the lower level that has been unfinished and unused. The Remodelers Showcase would be a great source for inspiration and ideas. Take those buyers out this weekend for a tour!

Construction financing for your new home build…

bigstock--168075578New construction is a great option for homebuyers who are looking for their first home, move-up home, or vacation home. There are a number of options to consider as you are looking at new construction, and it’s a great idea to be informed about the different loan types and options as you head out and begin your search.

What type of financing will you need? It depends – there are a couple of ways to handle the financing of new home construction. Some new home builders may offer the option for you to carry the construction financing to build your custom home; or the builder will offer to carry the financing and you then buy the completed home with a purchase mortgage. Both options can be great, but we need to determine the one that is the best fit for you with overall cost savings in mind. MarchDid your parents ever order you to “March!”? It usually meant to get moving in a direction you’d already been told to go but had procrastinated, repercussions had now been threatened and you got your – well – ‘marching orders.’  I want to point out some very important things you should be thinking about, planning for, and doing in this last month of the first quarter 2017.

Marching Order 1:  Be thinking about….

  • Certain “prices” can’t stay low forever. We’ve just seen interest rates increase with the election and consumer confidence is quite strong. Anticipation is that interest rates will continue to rise throughout 2017 but for now, they are still very low.
  • The inventory of homes on the market is far smaller than it has been in recent years. We are seeing multiple offers in the first-time home buyer price ranges. Any time there are multiple buyers competing for the same thing, prices rise. That’s welcome news for home owners and home sellers, but every increase in price decreases purchase power for buyers.

Marching Order 2:  Be planning for….

  • This year and next.
  • Are you a first time home buyer or prior home owner who is currently renting? How long do you want to, or think you have to, continue? Do you have any personal credit or financial issues that may need attention? You’d be surprised at what we can tackle with some review, planning, and action steps.
  • Do you own a home? How’s your interest rate? Do you know what, if any, refinance options are available to you? Is it possible for you to move up – or downsize?
    • Five to ten years from now. Whether you rent or own, it’s smart to consider where you want to be in the fairly near future. You may be pleasantly surprised at what you can achieve and what options are available for you.
    • Ten years and beyond. This might feel like “Fantasy Island” right now with all the uncertainty in the economy and real estate market, but don’t let that deter you from getting advice now regarding your household finance and homeownership situation. You’ll probably make several adjustments to your plans in the coming decade; but it’s so important to make one with current goals in mind now, and revisit it regularly as time passes.

It’s important for buyers to get a mortgage pre-approval….

open house signs in a rowIs spring the best time of year to get out there and buy a new home? The Builders Association of the Twin Cities will tell you it is! They are hosting the Spring Parade of homes right now, and there are over 480 ways to fall in love with new construction. It is only in its first week of a four week run, and already the inventory is flying off the shelves and lots are being reserved at a very fast pace. We’ve been fortunate to have reasonably calm weather, with most storms moving to the north or south of our location, which has helped lift the spirits and get people out and about!

I have been getting many questions when I’m out visiting model homes, and so many are related to qualifying. Potential buyers need to know that it is possible to buy a new home. I also field questions regarding the purchase of a lot to build on in the future, or about construction financing to purchase the lot and build a home. These questions are right up my alley, and I enjoy speaking to clients about their plans. I can be the go-to resource who helps them understand all the possibilities and options that are available.

With the market going strong, I can tell you that the most important thing for a client to do right now is to get a mortgage pre-approval. This will take the anxiety and guess work off the table so buyers can focus on what they can do best – buy a new home! Read the rest of this entry »

parade logoMark your calendars for Saturday March 4th. This signals the beginning of the Builders Association of the Twin Cities Spring Parade of Homes. This annual event highlights builders across our Twin Cities metro area and into western Wisconsin. The Spring Parade spans 5 weekends, so you’ll have many opportunities to see what new construction has to offer.

This Spring Parade of Homes has 481 entries, in all shapes and sizes, priced from just under $200,000 to just under $3,000,000. No matter what you’re looking for, you are sure to find it! Today’s homes are energy efficient with loads of safety and comfort features. They offer spaces designed to suit today’s lifestyles and are full of technologies for easy living. Whether you’re entertaining in your open concept gourmet kitchen, having a family night in your home theater room, or shooting hoops in your indoor sports court, there is a space designed to fit your family’s lifestyle.

The first weekend of the Spring Parade of Homes, your adventure begins at noon on Saturday and runs until 6 p.m., then again on Sunday noon to 6 p.m. The balance of the 4 weeks, models will be open Thursday through Sunday, noon to 6 p.m. You will be greeted by knowledgeable new construction experts who can answer all of your questions and help develop a plan for your next home.
