frs15-cover Fall officially began Wednesday, September 23,  2015. Schools are in session so the kids are out of the  house. What do you do with your free time now?  How about Dream Big! The Fall Parade of Homes is  still going on and you have time to get out there.

Every spring and fall during the Parade of Homes,  the last three days include the Remodelers  Showcase. This fall those dates are  October 2nd   through October 4th. This gives you  access to  existing homes that have been transformed  with  beautiful finishes, smart technology, and family friendly design features. You will view the before pictures as you walk through the spaces that have been transformed.  Imagine what this will mean for you and your family. You can see first-hand how master craftsmen and women have created function where none previously existed. How color and finish can create inviting living spaces. How technology can be integrated for security and comfort. All part of making your home better!

When you make the decision to improve your current home, you will need to talk through the scope of your project with a firm that offers design, build, and remodeling services. Check out our list of preferred partners on our website to get started. We will be happy to recommend someone to fit your specific needs. The options for construction financing include a construction loan/end loan combination; or for less major work, the Fannie Renovation loan or FHA 203K and 203KS products. The key to financing any home, especially when it comes to building a new one or financing a home renovation project, is to work with professionals who are knowledgeable and experienced in structuring these types of transactions. Construction and renovation financing is one of our specialties, so keep us at the top of your to-do list also.

We are The Kate Wilson Team of Fairway Independent Mortgage Corporation. We are your construction loan and renovation experts. For information on Financing Your Rehab/Remodel and How Construction Loans Work check out our website at http://katewilson.com/loan-programs . You can contact us through our website, email us at thekatewilsonteam@fairwaymc.com, or call Randy or Barb at (952) 853-0222. We’ll be glad to walk you through the process step-by-step. Construction financing is readily available, and as simple as 1.2.3!

The Remodelers Showcase of homes is open from 1:00pm-7:00pm on Friday, October 2nd, and from noon-6:00pm Saturday October 3rd and Sunday October 4th. Visit www.ParadeofHomes.org or grab a Remodelers Showcase Guidebook from your local Holiday Stationstore. We look forward to seeing you out there!     – Randy Cullen NMLS #326128

9-18-2015 3-48-11 PM The 8th annual Homes by Architects  Tour is happening this weekend – Saturday,  September 19th and Sunday, September  20th  from 10 am to 5 pm. The tour is  showcasing 20 new and remodeled homes  designed by AIA Minnesota resident architects. Homes are located in Eagan, Edina, Excelsior, Golden Valley, Hastings, St. Paul, Minneapolis, Plymouth, Waconia, and Wayzata. Tickets are available for purchase at each home: $20 includes admission to ALL 20 tour homes both days, or $10 for a single home visit. Children under the age of 5 are free. Be sure to check out the three “Must-See” Historic Home Remodels.

The AIA Minnesota Homes by Architects Tour was created by “A Society of The American Institute of Architects” to showcase the talents of Minnesota-based residential architects. The goal is to educate homeowners about the benefits of working with an architect in terms of design, project management, and value. See first-hand how working with an architect can transform ordinary living spaces into responsive, tailored, domestic environments using a variety of design solutions.

LEARN HOW TO: Seamlessly blend old and new architectural styles in your home while maximizing both historical charm and modern open-plan living. Improve your home by reorganizing space and designing for efficiency without adding square footage. Solutions for empty nesters include modifying a home to meet the needs of two adults rather than a family with children. See projects that utilize different strategies to maximum on energy savings and MORE…

The designing architects participating on the tour will be present to speak with you, answer questions, and provide their business cards so they can be contacted in the future. For more information on this year’s annual Homes by Architects Tour see https://www.aia-mn.org/.

Find out the latest design trends at this year’s Fall Parade of Homes … by Barb Crea

9-10-2015 2-24-15 PM The 67th annual Fall Parade of Homes  begins this Saturday, September 12th   and runs through October 4th. Model  homes will be open Thursdays–  Sundays from noon to 6:00 pm with  some builders open extended hours.  This year’s Parade is showcasing 390  homes, including four exquisite Dream  Homes located in Edina and Wayzata.  The Dream Homes range from  $1,895,000 up to 3,750,000 and  request a $5 admission fee to tour, which helps the BATC (Builders Association of the Twin Cities) Foundation continue their efforts to build and remodel homes for area families in need.

I LOVE spending time outside, especially this time of the year, and apparently so do many others. According to Garden Media Group, 85% of millennials and 75% of baby boomers rated outdoor rooms either “very important” or “important.” This is why a BIG focus in the Parade is on outdoor living again. See how decks and beautifully paved patios can extend your outdoor living area; and learn how to lengthen the outdoor season in Minnesota by adding outdoor fireplaces, kitchens, counters, or wet bars. See backyard fire pits, fireplaces, and fire tables in all shapes and sizes. Rain gardens are becoming increasingly popular, with homeowners adding them in drainage and driveway areas to collect rainwater and reduce runoff.

Other trends: Mudrooms and indoor fitness rooms are popular on homeowners’ wish lists. Add a little flare with a sliding ladder or gliding barnwood door! Backsplashes, while amazing in the kitchen, are making their way into other rooms to add instant character – including bathrooms and even hallways. Watch for bedroom backsplashes in bold patterns paired with solid bedding fabrics as preferred by 64% of homeowners according to the 2014 Houzz Decorating study.

Ever wondered what they do with the model home furniture and stuff AFTER the Parade? Well wonder no more! Check out the Builders Warehouse Sale October 17th from 9AM-2PM at 5905 Golden Valley Road in Golden Valley. You’ll find new and gently used building materials, model home furniture, appliances, lighting fixtures, granite countertops, etc. for a fraction of the cost!

Pick up your FREE Parade of Homes guidebook at your local Holiday Stationstore. And be sure to check out http://www.paradeofhomes.org/  which features “Create Your Own Idea Gallery” where you can save your favorite designs from ALL of the Fall Parade of Homes Designers, along with changing out colors and finishes to see what your favorites will look like on a particular design – how cool is that!!!

Whether you or your client are looking for a new home, an older home that needs some updates, or maybe considering some changes to a current home, you can count on the experience and knowledge of the Kate Wilson Team at Fairway Independent Mortgage – we are experts in construction and rehab financing!
