There are strong signals that our housing market is setting up for a robust 4th quarter!

There are strong signals that our housing market is setting up for a robust 4th quarter.  Per the Skinny, published by the Minneapolis Board of Realtors, our 13 county metro area has seen the median price of a home rise to $219,001. On average, market time is 68 days and we have a 4.4 month supply of housing inventory. This supports what we have been reading and writing about recently.  Any time your housing inventory is under a six month supply, you are in a seller’s market with the strong possibility of continued price appreciation – and we all know appreciation is good!

There is tremendous opportunity right now for existing homes that are priced correctly to sell fast.  You have a strong marketing advantage with the Fall Parade of Homes in full swing.  This event, sponsored by the Builders Association, is in its third week and traffic levels in most areas are brisk.  Buyers are out and ready to take the plunge into a new or existing home.  The September issue of Keeping Current Matters made comment of strong foot traffic in most areas of the country. With the first part of this year reported as dismal due to the weather, there is pent-up demand and projections are for a strong finish to 2014.

Minnesota Housing Quick Guide By- Barb Crea

Change is in the air – from the chill in the air this week with the days getting shorter, to the trees starting to turn magnificent colors of yellow, orange, and red. The DNR is anticipating a beautiful fall color display, but experts warn that it could come and go faster than usual. Check out the DNR online fall color finder map at The site allows people to upload their favorite fall color photographs and to find programs ranging from fall color walks around the state to searching for Bigfoot.

Minnesota Housing is also making some changes effective October 1, 2014. A new downpayment and closing cost loan option will be added to their Deferred Payment Loan Program called Deferred Payment Loan Plus. This new program replaces HOME HELP, which ended August 29th. Deferred Payment Loan Plus targets first-time homebuyers who need additional assistance to access homeownership. It offers up to $10,000 in the form of a deferred loan which borrowers may apply to their downpayment, closing costs, or a principle reduction. The Builders Association of the Twin Cities is kicking off the fall Parade of Homes Tour this weekend.- By Randy Cullen

The Builders Association of the Twin Cities is kicking off the fall Parade of Homes Tour this weekend. It includes 392 opportunities for you to open the doors to all the new homes available in the area. Sound like a challenge? Starting Saturday, September 6th, you will have the opportunity to see and experience the home of your dreams. Put on your walking shoes and venture out every Thursday, Friday, Saturday, and Sunday through September 28th. You will not want to miss it!

Our Fall Parade of Homes allows you to tour new homes from Faribault to Delano, and Cambridge to Hudson, Wisconsin. Prices range from $153,900 to $2,450,000, so there is something to fit everyone’s budget and preferences. The tour is free with the exception of 4 dream homes that will request a small donation. The proceeds go to support the Builders Association charitable arm.

This year’s focus is outdoor living. For those of you that enjoy watching KARE 11 news, you have seen this first hand with the unveiling of the new KARE 11 Backyard. It will also be featured on the Fall Parade tour, but hours will be limited to Saturdays only from noon to 4 PM. It will feature outdoor living spaces that include a fire feature, water feature, and entertainment spaces that include outdoor kitchens. Not all of us can have such luxury, but it is nice to experience it and dream big!  See what the Builders Association and its affiliates have created – it is really exceptional. Today is the official start of Labor Day weekend – the “workingmen’s holiday”!  As we gear up for the last long holiday weekend of the summer I found myself asking what exactly is Labor Day really all about – here’s what I found.
