Cost of Waiting to Buy Your First or Next Home – By Randy Cullen

For many households, whether you own a home now or are in the market to buy a home, you are wondering what you should do. Current homeowners know they have experienced a rise in home values that will help them sell and allow them to buy what they really want. For first time buyers, paying rent is just another expense, but does not give them any equity for the future. Here are a few tips to consider for both the seasoned homeowner and the first time buyer.

Reasons to look at purchasing your first home:

  • Interest rates and home prices are going to increase with time – It is just a fact.
  • Nationally, buying is 38% less expensive than renting at this time. For renting to cost less than buying, rates would have to rise to 10.6% – that’s a long way from our current rates! While buying may always be a cheaper option than renting, buying NOW may be the best option of them all. Why wait for costs to rise and have a bigger monthly payment?
  • If you’re paying rent today, that check you write every month disappears from your bank account never to be seen again. When you buy, your monthly payments are an INVESTMENT you can live in.  Also, if you’re looking to build your family wealth but aren’t very good at saving, a mortgage payment is the perfect “forced savings”. Although the market moves up and down in cycles, the appreciation of real estate has remained consistent overall.
  • Tax deductions for property owners are greater than those for renters.
  • If you’re planning on staying put for a while (at least 7 years), why wouldn’t you buy?
  • Competition within the market is going to increase shortly, as rates and home prices rise.

  • The market is about to change! Now is the time to get the best deal before rates and home prices increase. The longer you wait, the harder the hit to your wallet on home costs and monthly payments; and the difficulty in selling your current home increases as the competition grows!
  • If you’re already thinking you might want something different, or you’re running out of space, imagine how much you’ll regret not making the change now if you’re stuck a few years down the road! You’re going to be pouring a large portion of your income into a monthly payment, why not have that money go towards a home you truly LOVE?

Expired listings can be a real goldmine in today’s real estate market, and June 30th is typically one of the most common days of the year for real estate listings to expire. While there are a percentage of these listings that are owned by unreasonable sellers, there is also a percentage that truly needs to sell. Once that listing is “expired” you have the right to approach the seller, offer to represent them, and ask that they sign a listing agreement with you.

The June edition of Keeping Current Matters has some great information about the market and trends for the future. There are many positive signs, supported by recent studies, that show why buyers are out and sales numbers are up. We are moving toward more balance in the market, but not at every price point. Buyers are very specific about the home they wish to buy and new construction will continue to grow.

Knowledge of the market and Market Trends are extremely important, and seasoned real estate professionals are the key to bringing buyers and sellers together. Even Fannie Mae realizes this – they posted a recent statement that said homes sold by real estate professionals typically sell at a higher price and the listings will have a shorter time on the market. Have you have been seeing increased traffic in your market area? Showings are up on your listings and more people are out visiting model homes. A new study out on foot traffic confirms an increased number of buyers are out and about. This report is an indicator of future sales. No one will be surprised to hear that foot traffic was low and sales were down this January; however, April numbers rebounded to 46.1%, and we are seeing an increase June sales numbers! It explains why you are so busy with new buyers today.
